Buying a house inside Gaillardia's gate gets you no ownership share of the golf course. Gaillardia Country Club is owned by Concert Golf Partners, a company that owns and runs private clubs across the country. Concert bought the club in January 2014. Last November, Bain Capital became Concert's new investor. The private streets, entry signs, perimeter walls and landscaped medians fall under a different group, Gaillardia Community Association Inc., which gets its authority from declarations recorded against the property.
That split decides who pays for what, who decides what, and how each side has changed hands over the past 12 years. If you're comparing gated golf communities around north Oklahoma City, it belongs at the top of your list.
Here is the arrangement, using the clearest public document available, the 2021 restated declaration for the Promenade section.
| The club | The community association | |
|---|---|---|
| Owner | Concert Golf Partners, now backed by Bain Capital | Gaillardia Community Association Inc. |
| What it controls | Golf course, practice facilities, pool, fitness center, tennis, dining | In Promenade, private streets, entry signs, perimeter walls and fencing, medians, landscaping, irrigation, water features, streetlights |
| How it's funded | One-time initiation fee plus monthly dues by membership category | A base assessment for common areas, plus a neighborhood assessment for certain yard and lawn services in Promenade |
| How ownership changes | Private transactions, terms not disclosed | Amending the Promenade declaration took a vote of owners of at least 75% of the units |
The bottom row matters most. Owners vote on association matters under the recorded covenants. The club changes hands the way most businesses do, through private deals. Gaillardia has seen both, and in both cases the turning points came in 2014.
The Gaylord family originally developed Gaillardia's club at a cost of $59 million, according to Concert Golf's own profile of the property. By late 2013 the club had fallen into mortgage trouble. Golf Oklahoma reported that Concert bought the first mortgage on Gaillardia from Bank of the Ozarks that August. Concert then acquired the second mortgage and reached a settlement, and a courthouse auction scheduled for February 2014 was called off.
Concert announced it had acquired the club on January 20, 2014, from the Herrington Group and two banks through a deed-in-lieu transaction. It did not disclose the price. Concert's first priorities were physical. Golf Oklahoma reported that fixing the clubhouse's leaky roof, damaged in a hailstorm a few years earlier, was near the top of the list. The Oklahoman reported in May 2014 that bunker work had started and the roof was due for replacement.
So the club's financial trouble was resolved between lenders and a buyer. The people living around the course had no say in it.
Gaillardia's residential side went through its own handoff at almost the same time. The 2021 Promenade declaration states that on March 6, 2014, Gaillardia Development Company LLC resigned its rights as declarant, and the community association became the successor to those rights. The declarant is the party that writes and can amend a community's covenants, so from that point the homeowners' association held the pen.
What followed played out in public records:
The 2021 restated declaration is also the clearest public look at what the association pays for, at least in this one section. It assigns private streets, entry signs, perimeter walls and fencing, medians, landscaping, irrigation, water features and streetlights to a base assessment. It puts certain yard landscaping and lawn services under a separate neighborhood assessment. That structure is written for Promenade. Other Gaillardia sections may carry different supplemental terms, so the declaration for your specific section is the one to read.
Today Promenade is being built out by a small group of custom builders, Tim Hughes Custom Homes, Jim Quigley Custom Homes and Bowers Construction. The section's site is still advertising spec homes under construction and available lots.
The neighborhood side was settled through recorded documents and owner votes. The club side kept changing through investment rounds. Clearlake Capital Group invested in Concert Golf in March 2022. On November 17, 2025, Clearlake announced that it had sold its stake to Bain Capital, with money coming from Bain's private equity and real estate teams. The terms weren't disclosed.
The same announcement describes the company Gaillardia now belongs to. Concert Golf is headquartered in Lake Mary, Florida, and runs 39 private clubs across the United States. During Clearlake's investment, Concert doubled its revenue and profitability and completed 14 acquisitions. In Clearlake's announcement, Concert CEO Peter Nanula said, "As we look ahead, we're excited to partner with Bain Capital to continue growing our platform and investing in our clubs and members."
The Bain deal changed who backs Concert. It did not sell Gaillardia itself, and Concert's locations page still lists Gaillardia Country Club among its Oklahoma properties. For a homeowner, though, it means decisions about the club's clubhouse, course and capital spending are made inside a 39-club portfolio, by a company whose investors changed twice in under four years.
Here's what Concert currently runs behind the gate, according to the club's own materials and Golf Oklahoma:
None of those published terms mention owning a home in Gaillardia. The club presents membership as its own purchase, with its own fee, its own dues and its own sign-up process.
Because the club and the association are separate, a Gaillardia purchase raises two sets of questions. Get both answered in writing for the specific lot you're considering:
